Happy Builders ("we", "us", "our") is a real estate and construction business based in Surat, Gujarat, and is the publisher of the Happy Builders mobile application (the "App") and of the staff-only admin panel available at this website. "You" and "Your" mean anyone who downloads, installs or uses the App, or who contacts us through it.
This Privacy Policy explains what information we collect, why we collect it, who it is shared with, how long it is kept and what choices You have. Please read it before using the App. By using the App or submitting an enquiry through it, You agree to this Privacy Policy.
Short summary:
We do not collect, request or store: Your email address, postal address, date of birth, gender, government identifiers (Aadhaar, PAN or similar), payment or card details, bank details, contacts, call logs, SMS messages, photos, videos, files on Your device, microphone or camera input, or Your precise or approximate device location (GPS or network based). The App declares no location, storage, camera, microphone or contacts permission.
The App also contains no advertising SDK, no analytics SDK and no crash-reporting SDK. We do not build advertising or marketing profiles, and we do not track You across other apps or websites.
Nothing in this section is collected unless You actively fill in a form and submit it. There are two such forms in the App:

Please provide only Your own details, or details You are authorised to share. Do not include sensitive personal information (such as identity numbers, financial account details or health information) in the free-text note fields - those fields are not intended for it and we do not need it.
To make the App convenient to use, a small amount of data is saved in the device's local app storage (Android SharedPreferences and its iOS equivalent). This includes the properties You mark as favourites and Your in-app preferences.
This data never leaves Your device, is not linked to any identity and is not transmitted to us. It is permanently deleted when You uninstall the App or clear the App's data from Your device settings.
The App loads property listings, photographs and map tiles over the internet. As with any internet request, the servers that answer these requests necessarily see Your IP address and basic technical details such as device type and operating system version, and may keep short-lived security and operational logs. These logs are held by our service providers (Section 3) and are used only to deliver the content, keep the service secure and diagnose faults. We do not use them to identify You.
Additionally, if You install the App from the Google Play Store or Apple App Store, the store itself collects installation, update and crash information independently of the App. We see only aggregated, non-identifying statistics from those stores.
The admin panel at this website is restricted to Happy Builders staff. It requires an email address and password, which are managed by our authentication provider (Section 3). Members of the public do not have accounts, and no account is ever created for You as a result of making an enquiry.
The information described in Section 1.2 is used only to:
We do not use Your information for profiling, credit scoring or automated decision-making, and we do not send marketing messages to numbers that have only enquired about a single property unless You have asked us to keep You informed.
Legal basis (where the GDPR applies): we process enquiry and submission data on the basis of Your consent, given when You choose to submit the form, and on the basis of our legitimate interest in responding to a request You made to us. You may withdraw consent at any time (Section 8).
We do not run our own servers. The App relies on the following providers, who process data on our behalf:

Some of these providers are located outside India and Your information may therefore be stored or processed abroad. We use established providers that offer contractual data protection commitments, and we share with them only what is needed to run the App.
We do not sell, rent or trade Your information, and we do not share it with data brokers or advertisers.
Information is shared only in the limited ways described below:
If You submit a property for listing and we publish it, the listing itself (photographs, area, price, description) becomes publicly visible in the App. Your name and mobile number are not published in the listing - enquiries about it come to us first.

The App declares no location, camera, microphone, contacts or storage permission. When You tap a phone number, WhatsApp link or website link in the App, Your device opens that number or address in its own dialler, WhatsApp or browser - the App does not read Your call history or messages.
The App is intended for adults interested in buying, selling or renting property, and is not directed at children. We do not knowingly collect personal information from children under 18. If You are a parent or guardian and believe that a child has sent us their information through the App, please contact us at info@happybuilders.in and we will delete it promptly.
Enquiries and property submissions are kept for as long as needed to deal with Your request and to maintain a reasonable business record of it - normally up to three years from Your last contact with us, unless a longer period is required by law (for example for tax or contractual records). After that they are deleted or anonymised.
You can ask us to delete Your enquiry or submission sooner at any time, by writing to info@happybuilders.in from Your registered contact or by calling us on the number in Section 10. We will act on a genuine request within 30 days.
Favourites and settings stored on Your device (Section 1.3) are under Your control. You can erase them at any time by uninstalling the App, or via Settings > Apps > Happy Builders > Storage > Clear data on Android.
Depending on where You live, You may have rights under laws such as India's Digital Personal Data Protection Act, 2023, the EU/UK General Data Protection Regulation (GDPR) or the California Consumer Privacy Act (CCPA/CPRA). These may include the right to:
We do not sell or share personal information for cross-context behavioural advertising, so there is nothing to opt out of in that respect. To exercise any right, write to info@happybuilders.in. We may ask You to confirm the mobile number You used, so that we do not disclose someone else's information to the wrong person. We respond to genuine requests within 30 days, free of charge.
All traffic between the App and our providers uses encrypted HTTPS/TLS connections. Access to the admin panel is limited to authorised Happy Builders staff and protected by individual accounts and passwords, and our database enforces row-level security rules so that the public App can read published listings and submit enquiries but cannot read other people's enquiries.
While we take reasonable measures to protect Your information, no method of electronic transmission or storage is completely secure, and we cannot guarantee absolute security. We recommend that You download the App only from its official store listing; we are not responsible for modified versions obtained from third-party sources, which may behave differently from what this Privacy Policy describes.
The App may link to third-party websites, phone numbers or WhatsApp chats, and You may share a listing to another app using Your device's share sheet. This Privacy Policy does not apply to those destinations, and once You share a listing the receiving app's own policy applies. We encourage You to read the privacy policy of any third-party service before providing information to it.
We may update this Privacy Policy from time to time, for example when the App gains a new feature or uses a new service provider. The revised policy will be posted on this page with a new "Last updated" date, and where the change is significant we may additionally notify You inside the App or on the store listing. Your continued use of the App after the change takes effect means You accept the revised policy.
